Surveyors have limited time to review, making it difficult to assess consistently.

As a result, even well-executed refurbishments can be undervalued when evidence is incomplete or hard to interpret.

The idea came from observing how refurbishment evidence is compiled in practice. It was manual, inconsistent, and repeated across deals.

I initially positioned the product for homeowners and casual investors, but that assumption did not hold. These users rarely refinance after a buy-to-let refurb, so the product was not solving a real problem.

The turning point was repositioning the tool to serve BRRR investors, who regularly refinance and are highly sensitive to valuation outcomes because it directly affects how much equity they can release.

This reframed the problem. At the point of refinance, how work is presented becomes as important as the work itself.

From there, I focused the product on a single job: helping investors produce surveyor-ready evidence that supports valuation decisions.

I mapped how surveyors review evidence under time pressure. The issue wasn’t missing information, but how it was structured and interpreted.

This led to a key decision: focus on organising and framing inputs, rather than adding more data.

The output is a neutral PDF designed to support evaluation rather than influence it. This ensures the evidence aligns with how surveyors assess value, rather than trying to persuade them.

As a solo project, I used AI-assisted workflows to compress the build cycle from research to production, enabling rapid validation and delivery.
